We handle all three scenarios. A straight replacement — new hatch into the existing opening — is the quickest job and typically takes 1–2 hours. Enlarging an existing opening to accommodate a wider or taller ladder frame takes a little longer, as we cut back and re-trim the ceiling timbers, but it's a clean, well-established job that most homes can accommodate without structural concern.
Relocation is more involved but achievable in most homes. If your existing hatch is inside a bedroom wardrobe, on a low hallway ceiling where a ladder can't safely deploy, or simply in an inconvenient position, we'll assess your loft layout and ceiling structure and advise the best new location. A landing ceiling is by far the most practical configuration for day-to-day loft access, and moving a hatch there is often simpler than homeowners assume.

What Does Loft Hatch Installation Involve?
For a like-for-like replacement, the process is straightforward: remove the old hatch and frame, clean up the opening, fit the new hatch frame flush with the ceiling, install the hatch panel, and seal the perimeter. The whole job is usually done in under two hours and leaves no mess beyond a small amount of ceiling dust around the opening. We vacuum up before we leave.
Where we're enlarging or relocating, we'll open up the ceiling carefully, check the joist structure, fit any necessary noggins to frame the new opening correctly, and finish the ceiling edges cleanly. A plasterer's skim around the opening may be needed for a perfect finish — we'll advise you at the survey stage if this is the case.
